Houses of the p44t series, apartment layouts with dimensions. Typical redevelopment of apartments in houses P44T Layout of a two-room apartment P 44T

  • Manufacturer: DSK-1
  • Designers: MNIITEP (Moscow Research Institute of Typology and Experimental Design)
Residential block sections of the P44T series, developed in 1999 and mastered by the production of JSC DSK-1, are a modernization of sections of the P44 series and have improved architectural and planning solutions in comparison with it. Houses of the P44T series are distinguished by improved apartment layouts, more effective heat and sound insulation of external wall panels, as well as the presence of modern engineering systems and security systems ( heating devices with temperature controllers, copper electrical wiring, closed joint (seam) technology, world standards for capital construction and fire resistance (class 1), modern security system (response to the opening of basement doors, electrical room, attic, elevator shaft; flood and fire warning system ).

The p44t series consists of 14-17-story straight and corner block sections with various options roofs: with mansard end, with flat roof, with “sloping” friezes, which allows you to assemble buildings of different configurations and silhouettes. They can have a height of 9-25 floors. What’s new in the solution for the façades of the series is the combination of panels lined with matte ceramic tiles“brick-like” (bright orange, less often sand-colored), with painted surfaces of bay windows, loggias, cornices and others architectural details. triangular bay windows are designed at the ends of the sections. The project provides several options for glazing balconies and loggias on the northern façade. The p44t series has become one of the most popular for the construction of municipal housing in Moscow with a construction volume of more than 1 million square meters. m. per year.

The heating, water supply and ventilation systems of houses have been improved compared to the P44 series. The ventilation shaft riser, which in P44 was located in the kitchen, was moved to the corridor in P44T (next to the bathroom and toilet).

The P44T house consists of corner and row sections of four apartments, similar to the basic P44 series. In contrast, in the kitchens of two- and three-room apartments P-44T there are large trapezoidal bay windows. At the same time, kitchens of one-sided two-room apartments, as well as living rooms of end-unit apartments (2 and 3 rooms) have triangular half-bay windows. The area of the apartments has also been increased.

You need to understand that P-44T is, in fact, a group of series - there are and are used house designs P-44TM or TM-25, as well as P-44K, which have a number of differences in apartment layouts, as well as the layout of typical floors. Moreover, sometimes residential buildings are built, composed of several variants of sections, for example, two P-44T sections and four P-44K sections. There are also other configurations of combinations of sections.

Typical apartment layouts of houses in this series are presented below.

Most often, the first floor is residential. The ceiling height in the house is 2.70 m. Elevators in the house: the passenger elevator has a load capacity of 400 kilograms, and the freight elevator has a load capacity of 630 kg. The building has 20 and 25 floors and has one passenger and two freight elevators (the modification is called P-44T/25).

Glazed loggias start from the second or third floor. A two- or three-room apartment also has eckers and half-eckers. There are four apartments on one floor.

The construction of such houses began in 1997, and are being successfully built today.

Houses of the P-44T type are being built, as in new Moscow large-scale development areas, such as: Nekrasovka, Novoe Kozhukhovo, Zhulebino, Novokosino, Mitino, Lyublino, Maryinsky Park, South and North Butovo, Khodynka and the village. Northern. Construction is also underway in the old Moscow districts, where five-story buildings and dilapidated houses are being demolished, these are: Yuzhnoe Chertanovo, Nagatino, Perovo, Zyuzino, Ochakovo, Solntsevo, Kuntsevo, Cheryomushki, Fili, Khovrino, Beskudnikovo, Koptevo, Degunino, Medvedkovo, Sviblovo, Yurlovo , Izmailovo, Alekseevo, Lefortovo, Zelenograd, Shchukino, st. Nizhegorodskaya, st. 1905, st. Borisovskie Ponds. Houses of the P-44T type are also being built in other areas of Moscow (including the Central Administrative District).

New P-44T buildings are being built not only in Moscow, but also in the cities of the Moscow region. for example: Balashikha, Zheleznodorozhny, Lyubertsy, Lobnya, Krasnogorsk, Reutov, Moskovsky, Kotelniki, Shcherbinka, Odintsovo, Khimki, in the village of Medvezhye Ozera and the village of Goluboe, also in the village. Pykhtino and village Brekhovo, and also in the Butovo-Park residential complex.

About 600 such houses have been built in Moscow, and in the Moscow region. – about 200 (including those under construction). According to the manufacturer, the service life of such a house is 100 years.

One-room apartment: living area can reach up to 19 square meters. m, kitchen area up to 8.4 sq. m. but not less than 7.4 (in a house with 25 floors, the kitchen is approximately 9 sq. m.), the total area can reach 40 sq. m. m. but not less than 37 sq. m. m.

Two-room apartment: living area can reach up to 34 square meters. m. but not less than 19, kitchen area up to 13.2 sq. m. m. but not less than 8.3 sq. m. (in a house on 25 floors, the kitchen is from 12.8 to 13.8 sq. m.), the total area reaches up to 64 sq. m. m. but not less than 52 sq. m.

Three-room apartment: living area can reach up to 54 square meters. m. but not less than 44 sq. m. m., kitchen area up to 13.2 sq. m. but not less than 10 sq. m., the total area reaches up to 84 sq. m. but not less than 70 sq. m. m.

The rooms in the houses of the P series are 44T, all isolated. Separate bathrooms are provided only in two and three-room apartments; in a one-room apartment there is a combined bathroom. Bathtubs measuring 1.7 m (standard).

Smoke-free staircases; buildings on 20 and 25 floors (type P-44T/25) have common balconies. A waste chute with a loading valve is available on all floors.

Electric kitchen stove. Natural exhaust ventilation and ventilation units in the hallway and bathroom.

External walls: three-layer, 30 cm thick, reinforced concrete panels (the thermal insulation of such walls is equal to 90 cm thick brick, according to the manufacturer). Interior and inter-apartment load-bearing panels are reinforced concrete panels 16 - 18 cm thick. Partitions made of plasterboard 8 cm thick. Large-sized ceilings per room, reinforced concrete slabs 14 cm thick.

Longitudinal inter-apartment load-bearing walls (in end apartments, also interior walls). Transverse load-bearing walls include all walls (between balconies, between apartments and between rooms).

Types of sections: ordinary (in-line, P-44-1), end and corner (rotary). There are two entrances to the entrance with the electrical panel.

Steps in the entrance: seven, the width of one step (a step is the distance between two load-bearing walls) is equal to 300 centimeters (in the three central spans of the section), and 360 centimeters in the remaining sections.

Color options external walls, may be: sand, dark orange and red. The first floors can be: white or gray with a stone finish.

Roofing made of BRAAS DSK1 flat tiles. Above the upper (last) residential floor there is a technical floor.

Distinctive feature houses of type P-44T differ from the more outdated type P-44 (which were built from 1979 to 2000) in: higher thermal insulation, a larger kitchen, due to the removal of the ventilation duct into the corridor, finishing of external walls with brick and bay windows.

The advantages also include: copper wiring, heating devices with temperature control, first classes of world standards for capital and fire resistance, supply hot water with top spill, fast construction (one floor in three days).

But there are also disadvantages of houses of this series: the quality of installation of some elements of external walls in separate buildings, in two-room apartments (lines, with windows in one direction), a narrow small room.

In some houses of type P-44T, you can buy an apartment with municipal finishing.

On the street Marshal Vasilevsky in 1997, the first house of the P-44T type was erected. On the Yauza embankment of the Rubtsovsky district, one of the most prominent multi-story houses in Moscow was built from blocks of sections P-44T and P-44M. On the standard basis of the P-44T type, standard blocks were created in 2005 - sections of the type P-44K, where there is one less step in each section (6 steps instead of seven), of course only in one-room and two-room apartments. Today, such types are more actively being built on the Moscow Ring Road.

Below - more photos and layouts of apartments in this series (click on the photo to enlarge and for additional information).

In today's urban housing construction, the most common layout is P44T, which has a number of undoubted advantages. Back in the seventies, the construction of new houses of the P44 series began according to standard projects. Essentially, this was the first step towards further development and implementation of more modern technology construction and planning of living space.

Features of the P44T layout

P44T - a layout with dimensions that meet the requirements of the present time, offers about ten solutions. Options for residential sections have been developed for regular and corner apartments. This planning model is used for residential multi-storey buildings with a height of 9 to 25 floors. For comfortable lifting of residents and furniture to the desired floor, at least two elevators are provided: passenger and freight.

Modern planning ideas

The main idea of the P44T layout is maximum use of space. In this context, we can give an example of a successful engineering solution that made it possible to increase the kitchen area. Such important square meters of the kitchen for every housewife were freed up by placing a ventilation duct in the corridor. P44T - layout with dimensions suggesting a room height of 2.7 m, which ensures comfort and good access of daylight to the apartments. Modern planning ideas have made it possible to use attic spaces. The layout of the apartment P44T with the step sizes of the transverse walls increased to 4.2 m makes it possible to perfectly improve the premises. They are often combined with a regular floor, resulting in a two-story apartment.

Advantages of P44T

The P44T house layout with internal floor sizes of 0.14 m and 0.18 m is reliable and has a long service life. Wear resistance and stability of external walls in front of external influences is ensured by finishing with 0.30 m thick ceramic tiles imitating brick, which are securely fixed to the facade. The use of high-quality double-glazed windows guarantees good thermal insulation, protection from noise and creates comfort. Equipping with various modern control systems guarantees safety in case of fire and the threat of flooding. Also in this type, sensors for opening doors of technical rooms and electric meters. P44T - layout with dimensions corresponding to the standard standards of these projects, involves laying electrical wires inside the panels. This increases operational safety and protection of the wires themselves during any repair or construction work.

Very important advantages of a house with a P44T layout are short terms construction and long period of operation. The service life guaranteed by specialists is more than one hundred years.

The P44T layout with wall dimensions is much larger than in buildings built in previous years, provides additional structural reliability, better sound insulation of apartments and good thermal insulation of premises. During construction, high-quality heavy concrete is used, which is responsible for increased wear resistance.

Disadvantages of P44T

Along with a number of advantages, we can name some disadvantages found in houses of this type. One of them is the unevenness of walls and floors. It is easy to eliminate this deficiency by performing leveling and providing additional sound insulation.

Technological differences in the P44T 25 layout

The P44T 25 layout with the dimensions described below is a modern and improved type of layout used for residential buildings with a height of 25 floors with an increase in apartment areas. In this case, the width of the walls in cross section is larger, and three-room apartments equipped with an additional bathroom. The technological differences of the P44T 25 consist of an increased number of floors with an increased number of elevators to three with a load capacity of two of them of 630 kg and one of 400 kg. The kitchen area has been increased to 9 square meters. m in one-room apartments; up to 15.9 sq. m in two-room linear ones; up to 13.8 sq. m - in three-room and large apartments. The total areas of 1-/2-/3-room apartments are 37.4-38.8/51.7-63.4/77-84.6 sq. m. m respectively.

Bay windows in houses P44T

P44T - layouts with the dimensions indicated above increasingly include the use of bay windows, making apartments not only aesthetically more attractive, but also increasing the area of the room. Part of the window space is placed on the external facade in the form of a trapezoidal or other shaped protrusion, thus increasing the volume of the room. This method is most often used in kitchens. Thanks to bay windows, the room receives additional illumination, increased space, and the facade of the house looks more attractive. The protrusions may be various shapes: rectangular, triangular, polygonal or round. It is possible to use and design the bay window as a separate zone, then it is separated from the main room by a bar counter or a visual partition, for example, a screen. A truncated version - a half-bay window - is also deservedly popular.

Design solutions for kitchens or rooms with a bay window can be much more interesting than usual.

P44T - layout with dimensions that are perfect for comfortable life, is by far the most common in multi-storey buildings residential buildings. Architects and designers who worked on solving the problems of maximizing the convenience of apartments not only implemented them in the project, but also made the layout interesting and original.

One of the most popular housing projects on the market of new buildings in the capital and in the Moscow region has become the P-44T series. Houses of this type were actively built both in new areas (Lyublino, Severnoe Butovo, Novokosino, Maryinsky Park) and in places where dilapidated housing stock was demolished in areas of old buildings (Medvedkovo, Lefortovo, Shchukino, Yuzhnoye Chertanovo, etc.). In total, about six hundred houses of this series were built in Moscow, and about two hundred in the Moscow region.

Houses P-44T compare favorably with the buildings of the basic version P-44 (built before 1999) by glazing of loggias, the presence of half-bay windows and bay windows, improved thermal insulation of external panels and an improved water supply system, placement of a ventilation hole in the hallway.

In general, houses in this series are considered a very successful engineering and architectural project, meet international standards for fire safety and capital standards (class 1), and therefore continue to be actively built at the present time. The structural strength of the houses is also evidenced by the fact that the developer indicates “100 years” as the estimated lifespan of the house. The combination of relatively low cost is attractive square meters and a fairly high level of comfort, as well as high speed construction of apartments of the P-44T series.

Exterior decoration and design features of the series

The P-44T series of multi-section houses can be easily recognized by the aesthetic “brick” finish of the facades, which ennobles appearance concrete structure. The exterior decoration of the house is usually done in dark orange or light sand tones, and the decoration of the lower floors, bay windows and half-bay windows is done in gray and white colors.

The undeniable advantages of high-rise buildings of the P-44T series are: high level sound insulation of external panels, presence of individual regulators for heating devices, modern fire protection systems, devices for warning about fires, floods, responding to the opening of technical floor doors, basements, electrical panels, elevator shafts). Due to the fact that concrete panels have the maximum smooth surfaces in comparison with panels in other high-rise buildings, costs for interior decoration apartments

However, some reviews indicate that in new houses, during shrinkage, cracks form at the joints of panels and sometimes depressurization of the “seams” occurs. Therefore, when buying an apartment, you need to pay attention to the quality of the installation of panels.

Features of apartment layouts

As in most modern new buildings, the rooms in P-44T houses are isolated. In addition, in some houses built under this project, apartments are located on attic floor, attractive to many potential buyers real estate.

The pitch of the transverse walls has been increased to 4.2 m, and the thickness interior walls- 14 cm and 18 cm, provides good sound insulation between rooms. Apartments have separate bathrooms (with the exception of combined bathrooms in one-room apartments). Apartments with ready-made municipal finishing are available for purchase.

The disadvantage of the P-44T, like other panel houses, remains the presence large number load-bearing walls inside apartments, which does not allow redevelopment at the request of homeowners. It is strictly forbidden to cut window sill blocks or make openings in load-bearing walls in houses of this series.

The design characteristics and appearance of houses of the P-44T standard series are in many ways similar to houses of the P-44TM, P-44K series
Apartments in new buildings of the P-44T series can also be purchased with municipal finishing

The first house of the P-44T series was built in 1997 on the street. Marshal Vasilevsky (Shchukino). One of the most recognizable multi-storey residential complexes in Moscow with spiers on the Rubtsovskaya embankment of the Yauza (project I-1774) was built from block sections of the P-44T and P-44M series
In 2005, on the basis of the standard P-44T series, a project of standard block sections of the P-44K series was developed, where each section has 1 step less - 6 steps (“6-module”), and, accordingly, only 1- and 2-room apartments. Currently, this series is being built more actively within the Moscow Ring Road
A 5-module was also developed (5-step version of P-44T), where 1-room apartments are actually so-called studios total area 23-28 sq. m. The 5-module (www.site experts adopted the code name P-44-5M for it) has not yet gone into mass production
Rating website of the P-44T type series: 8.2 (on a 10-point scale)

IN panel house P44T, there are two options for two-room apartments. Big kopeck piece and small kopeck piece - people call it differently kopeck piece ruler . Since all the windows from the rooms and kitchen face one side. Overall size small two-room apartment 52.3 sq.m. There may be slight differences in size in different panel houses of the P44T series. The distance from floor to ceiling is 2.70 - 2.75 m C large room there is an entrance to the balcony, which, due to its shape, was called a boat. I suggest taking a walk around the apartment and trying to identify the pros and cons. Let's start with the hallway.

Hallway size 4.8 sq.m. plus corridor 2.17 sq.m. The total amount is almost 7 sq.m. When we entered the hallway, it was as if we found ourselves at a crossroads. As I wrote above, the entire large and small room can be viewed without even entering the apartment. Because of this, many people try to place the bed on the other side of the room.

And this is how you can see everything from a small room.

We enter the apartment and realize that there are entrances and exits on all sides, no matter where you look. And there are only two small areas at the entrance where you can put at least some furniture. One corner to the right of the front door.

And if you look at the photo of the hallway from the other side, we can see another corner. These are the most popular places for cabinets, hangers and other interior items.

Walking along the hallway, we find ourselves in a small corridor leading to the kitchen.

Often in the corridor near the wall, the space is used for shallow cabinets, or racks for storing cans and canned goods.

But others like to create a small library in the hallway. An example of such a small bookcase.

And someone uses this part of the corridor for other purposes. For example, you can hang a large mirror on the wall

Or make interesting shelves from drywall on which to place flowers.

Bath and toilet

bathroom size 2.87 sq.m. The bathroom is square, a bathtub measuring 160*70 can be installed both lengthwise and crosswise. The photo shows what the bathroom looks like when budget renovation from the developer in new buildings.

And if all this is demolished and normal repairs are made, this is what a bathtub can turn out to be

The toilet is separate, the area is 1.05 sq. m. meters. Please note which big doors V toilet cabinet. If you need to replace some kind of hose or valve, it will be very convenient to crawl up.

But some residents make mistakes during repairs. They do not attach much importance to this point and install small hatches, thereby creating problems for themselves during maintenance. home plumbing. Below is an example of such a hatch. But some manage to install an even smaller hatch than this one.

So, if you are going to renovate the toilet, take this point into account. And in the next photo you can see correct size door.

Combining a toilet with a bathroom- for more space in the bathroom, you can combine two rooms into one common one. True, there are many supporters here, some for such a union, and some against it. The photo shows an example of such a shared bathroom.

Kitchen with half bay window

the main territory of the hostess in the house. There is a triangular bay window. For some, a bay window in the kitchen is good, while others don’t know how to use it. Kitchen size with bay window 9.55 sq.m.

There are taps and a sewer pipe in the kitchen.

In principle, the kitchen turned out to be successful. Still, 10 square meters should be enough to turn the kitchen into a comfortable seating and eating area.

Here round table, I would not recommend placing it against the wall. In a place near the wall, the table loses in both practical and design solution. This table likes to stand alone. So that there would be access to it from all sides. It would be more suitable for the kitchen of a two-room apartment. But the TV on the wall took its rightful place.

The room is small the size of the small room is 11.3 sq.m. Load-bearing walls between the kitchen and between the large room. The wall on the hallway side is a partition wall. It can be dismantled and the door to the room can be moved. The room turned out to be small and cramped. You won't have much fun. Mainly used in two versions:

2 Children's room for both one and two children.

An example of a bedroom for parents. The bed takes up half the space.

And in the same room there is a closet with sliding doors. That's basically all that will fit into this room. And for the bedroom you don’t need anything else. For what a bed.

And this is an example of a children's room.

Large room - large room size 18.8 sq.m. Regular standard room, as in many panel houses. The room also has access to the balcony. All walls are load-bearing and cannot be demolished.

A convenient place for a closet is near the door, along the short wall of the room.

Summing up, we can say with confidence that a small two-room ruler is perfect for a family with one child. If you have two or more children, then you need to consider more spacious options when purchasing an apartment in a P44T panel house. Such as a two-ruble shirt or if you can buy a three-ruble shirt.
