Design of three-room apartments, examples with photos

How to make your apartment as comfortable and functional as possible.

I have been renovating apartments for more than 15 years and now I will tell you about the intricacies of planning the design of three room apartment.

Below is mine personal experience, and if you like something, use it for yourself or you can contact me and I will help you bring everything to life.

Design of a three-room apartment 80 m

Let's start with a three-room apartment with 80 square meters.

For 80 meters minimalism - best solution. Clients asked us to “marry” naturalness with functionality. To do this, we used brick and wood, eliminated all unnecessary partitions; The windows were placed opposite one another - the room was literally flooded with light.

Brick walls and simple lamps became a functional urban component of this home. And warm, unpainted elements made of natural wood added a “rural” flavor. The result is an interesting mixture of modern city apartments and country houses.

Hallway

The small L-shaped hallway was limited by a wall and risers. Posted in it:

· small wardrobes with shuttered doors, made in a discreetly refined tradition French Provence;

· ethnic elements (wicker baskets and rug) to remind country house comfort;

· Large antique candles with soft armchairs were also placed for the same purpose.

Dining area

Our hallway leads directly into the “dining room”, which is not separated from the living room and kitchenette. The brick and wood “dining” area was made very small, but everything turned out very light and cozy.

The dining room and kitchenette were separated by a niche cabinet with beautiful paneled doors.

FYI

A lot of windows does not mean that there is no room for furniture. Found. They simply placed the shelves on the same level as the windows. Next to them were placed soft, stylish armchairs originally from the American Midwest. Well, and a floor lamp - to make it convenient to read an adventure novel about Indians.

Sets the tone in the living room original chandelier with intricate pendants. The rough atmosphere of the Wild West was refined with ethno-patterns on the furniture.

The brutal loft living room turned out to be rich in objects that exude ethno-charm. Particularly notable are wicker baskets and cabinets entwined with twine.

Loggia

The loggia was connected to the living room by a simple opening with curtains. We managed without doors. We pull back the curtain, and the loft immediately comes to life under the rays of the sun.

Above the sofa next to the corridor leading to the bedroom was placed blind window. You can insert a panel or painting into it.

Let's go to the bedroom. Wood panels on the sides of the bed, abstract patterns and fabrics with rich colors make the bedroom stylish and at the same time cozy.

The niche wardrobe was styled to look like piano keys. For contrast, the wall on each side of the " musical instrument“They made it brick.

The asceticism of the bathroom was diluted with a retro print with ocean inhabitants.

Design of a three-room apartment 75 sq.m.

Now we move on to a three-room apartment measuring 75 square meters. Its design was created for a family with a small child. They needed:

· recreation area (living room) – the more spacious the better;

  • separate nursery for the child;
  • a separate bedroom.

In the interior design, preference was given to North American modernism. Its main features are:

· removed partitions - one large multifunctional room without walls and doors;

  • natural finishing materials;
  • minimum decorative elements.

Living room and dining/cooking area

With olive walls and light brown plank floors we were able to create a pretty interesting composition. Plaster plinths and moldings at the junction of the ceiling and walls somewhat refined the rough North American style of the room.

Yes, yes – there are real lanterns hanging above the bar counter. IN North America that's par for the course.

The sofa and armchairs were upholstered in natural snow-white linen. An original retro suitcase from the 50s was placed in the middle of the living room. You can not only store things in it, but also use it as a table.

As a chandelier for the living room, we chose a cylindrical white lampshade that diffuses light well. We installed tall, bright floor lamps to make the room as illuminated as possible.

Children's

In the nursery, they deviated a little from the rough North American canons so that the baby felt comfortable in it. We hung colorful curtains. Thanks to the light boards, the nursery began to look very cozy. The wall-cabinet was made to look like small house, covered with tiles. Next to this “respectable” dwelling, “alternative” apartments were placed - a modest Indian wigwam.

Bedroom

There was a large closet in the bedroom. “Flexible” lamps with position adjustment were placed on the bedside tables near the bed. Functional modern design diluted with an old chest.

Bath

The austere loft walls of the bathroom were softened by foliage around the mirror and a bright tiled floor.

Design of a three-room apartment p44t

Now about the recently appeared design of the p44t. It is best suited for a three-room apartment of 80 square meters.

All rooms p44t, as expected, were divided. This has its advantages - each room can be given its own character.

Kitchen

The kitchen was cleared of ventilation and moved out into the corridor. Thanks to this, the cooking area has become very spacious.

The apartment has several balconies and two toilets. The loggia here is simply “royal” in size.

Proper redevelopment

Rescheduling p44t is not as difficult as it seems. Walls are a completely surmountable obstacle. We just combined the living room with the kitchen. It's easy - all you need to do is cut through the arch.

They made a wonderful little separate room from the loggia. To do this, simply close the window opening.

Important! If you turn the loggia into a separate room, be sure to insulate it with heated floors.

The corridors have been turned into useful functional spaces. One was connected to the bathroom. We made a niche out of it for the washing machine. Others are connected to the living room and bedroom. They placed wardrobes in them.

Particular attention was paid to lighting, since it is usually not very light in p44t.

Classic decorative elements were not used. Columns, stucco molding and bulky furniture “weight down” the room and make it uncomfortable. Therefore, the emphasis was placed on more modern original styles.

The living room was “dressed up” in olive clothes. Light colors suit her very well. We divided it into several conditional zones. We installed a reading chair and a computer table.

The bedroom was made original - “Islamic”. This style is not very expensive - ordinary textiles were enough for decoration.

The design of the nursery was based on the age of the child. In this particular case, the child was already a teenager. For children of this age, “independent” styles are best suited - pop art and loft. The furniture was selected with many functions. The bed was placed on a stand-podium, into which you can put clothes and other things.

The design used eclectic styles united by a common color scheme. They mixed high-tech and Provencal, “married” Holland with Scandinavia.

The next apartment was made in modern style, but with a studio layout:

· the living room and kitchen were turned into one continuous space where you can cook, eat and relax at the same time;

· decorated the apartment using an original element - wooden slats;

· the colors combined unsaturated shades of white with the vibrancy of green.

Place for eating and preparing food

In the kitchen, wood was very successfully combined with the dominant white color. We also found a place for a small headset.

The dining table is also very original. It itself is made of chromed metal, and its tabletop is made of glass. A modern “flexible” sconce, equipped with height adjustment, hangs over the table.

Living room

The living room looks very spacious. Her main character– spacious sofa. The tripod of the floor lamp was placed on the right, and on the left - unusual panel with a very realistic lawn. Objects here are united by color. The sofa and floor lamp are dark brown, while the table and floor have a light shade.

The main element of a conventional living room is undoubtedly a cabinet with a television rectangle on a green background.

Loggia

The loggia was styled as a bar. It turned out to be a very good place to relax.

Important! To slightly expand the space, the ceiling needs to be tilted slightly to the side. We did just that (this is especially noticeable in the photo of the loggia).

Children's

The nursery is dominated by invigorating red color and functionality. We were able to find a place in it not only for games and soft toys, but also for sports. We installed cabinets and shelves.

Bedroom

In the bedroom, again, everything is very functional. They set up a table that was both a night table and a desk table. Wooden wall and ceiling slats in combination with an open bookshelf made the bedroom more interesting and cozy. And the plain walls slightly expanded the space.

Bath

The bath was small, but very stylish. Brownish pink and white shades combined with an illuminated mirror visually expand the narrow space. It turned out fascinating.

Design of a three-room apartment 100 sq.m.

The next three-room apartment of 100 square meters was made for married couple without children. The husband and wife wanted their apartment to be free of unnecessary details, but at the same time, for everything to be as cozy and modern as possible.

The apartment was made conceptual - it has the theme of birds flying to warmer climes.

The white “patty” chandelier in the “living-dining room” is like a nest. The painting with bird feathers also fit well into the concept of the apartment. The ceiling of the combined living room and dining room was lowered slightly - this made the room more cozy.

The small kitchen also turned out okay. Ceiling plasterboard (stylized as concrete) successfully hid communications. One of the walls has a very unusual abstract decor. Wood slats made a homemade kitchen. And its color scheme goes well with the “living-dining room”.

The bedroom also has a lot in common with the living room. It has the same theme of “birds” in the abstract painting at the head of the bed, the same lightness and spaciousness in a very limited space.

In the 100-meter block, we easily found a place for an office. It turned out to be extremely successful - very eclectic, creative and controversial. On the one hand, this is a typical unsentimental loft. But beige tones and playful upholstered furniture made it warm and homely. U front door hung a very revealing picture with sconce lighting. The chandelier in the office was stripped of its symmetry, and the walls were painted different colors.

A print with aquatic blue was pasted behind the “transparent” shelf. And nearby they hung pop art curtains with sea letters. It turned out to be an excellent office.

Design of the hallway-hallway of a three-room apartment

In corridor design, adhering to standards will only cause harm. I judge from my own experience. It is better to make it square.

Important! If it turns out to be too small, we combine it with a conventional living room.

Furniture

· a sliding wardrobe for a corridor is optimal. It is quite voluminous, but does not take up much space. We make a coupe with open shelves;

· we can easily fit a small chest of drawers with a mirror above it into the corridor;

· Instead of dull chairs, we place soft poufs. This way everything will look impressive and original;

· We definitely decorate the corridor. We add intricate rugs and post-modern sculptures. Well, or flowerpots at worst.

Coatings

For corridors it is best to lay coverings from:

· ceramic tiles. It is aesthetically pleasing, durable, does not wear out for many years, and is easy to clean.

synthetic linoleum. This coating has a wide variety of colors, it is durable and non-slippery;

· quartz vinyl tiles. Such tiles are not only durable, but also soft. It can be styled to look like anything (even marble);

· tiles from natural stone. It is better to choose matte granite. The liquid doesn't make it slippery. The disadvantage of such tiles is the relatively high price.

· laminate. We give preference to class 32 boards. It's durable durable material, which is not afraid of moisture. This laminate flooring is easy to repair.

Important! To “push the walls apart,” we decorate everything in light colors. This tone visually increases the space. To spread narrow corridor, draw diagonal images.

Walls

So that everything doesn’t look too standard, instead of the usual wallpaper and paint on the walls we use:

· plastic panels. They can have a wide variety of colors and shapes. They are very easy to install.

stone. It is better to put it together with plaster. It looks especially good in doorways;

· fiberboard and MDF panels. Thanks to them, walls can be made very original. A significant disadvantage of such panels is their fragility.

Important! There are no windows in the corridor, so we choose light colors for the walls - this will add light. To make the ceiling appear higher, we cover the walls with wide vertical stripes.

Ceiling

We don't limit ourselves to painting. Ceiling we can:

· whiten. The simplest and most inexpensive solution. It looks very good, but only if done by a master.

· cover decorative plaster. It gives volume to the ceiling. With lighting and decorative mezzanines, everything looks especially beautiful.

· put PVC tiles. For the ceiling it is produced in the most different options– smooth, embossed, imitating stone and wood;

· install suspended ceiling from plasterboard. It is easy to install lamps in it; it camouflages various defects of the “real” ceiling well.

Combining styles

Styles can be interestingly combined and create something of your own, unlike anything else:

· for example, classic details of a room can be “modernized” with the help of patterns, ornaments and fabrics. In the example below, we made a classic pouf “modern”, monochromatic. The furniture was covered with simple textiles, and the ornate ornament on the fireplace was “painted over.”

You can create a mix even without drastic changes. We just add something atypical for a particular style. For example, we added a carpet with graphics and bright sofa. This created an interesting mixture of classical and contemporary.

In general, there are already entire trends in design built on a combination of styles. The main ones are fusion, eclecticism and kitsch:

· in fusion, Baroque and Art Nouveau, East and West calmly coexist. The main thing is to create naturalness and the absence of any plan in the design. We don’t take just any colors, but only those that go well with each other;

kitsch. The main thing in kitsch is to combine dynamic, bright colors and styles, fill the space as much as possible with a variety of small details - toys, figurines, bows.

eclecticism. Eclecticism is the most conservative of the three. In it we combine with each other only traditional styles, and not everything in a row. We combine Baroque with Rococo, and Scandinavian style with Art Nouveau. In eclecticism, the main emphasis is on the combination of pastel colors with brighter colors.

Color solutions

Color is very important - it narrows and expands the space, makes the room cozy or businesslike.

Color base

We take the floor, walls and ceiling as the color base. Sometimes large furniture also plays this role. We do not make the base color the same. It is better to use similar shades (for example, white)

Important! A computer collage always helps to choose the right colors. We simply place various elements of the apartment side by side in Photoshop and see how they combine in color.

Style and colors

It is very important that the correct color is selected for each style:

· If you prefer vintage, shabby chic or Provence, then it is better to decorate the room in light pastel colors. Too bright shades will ruin everything;

· For art deco, classic and modern, bright colors are also contraindicated. Moderately dark, well-saturated contrasting colors are natural for them;

· For Scandinavian style characteristic light colors with small splashes of bright colors;

· if you prefer boho chic, retro or pop art, then make everything in the apartment colorful. Color range choose as brightly as possible;

muted darkish colors are ideal for living in english style and loft;

eco-style, country and contemporary love nature. The color of the foliage suits them, sea water, sand, earth.

Owners of this two-room apartment with an area of 75 sq.m. do not live here themselves, but plan to rent out the premises to tenants.

Therefore, the main task of the designers was to organize a universal living space that would suit a couple with a child, a young family without children, and even students who decided to rent an apartment together to save money!

The apartment is located in a house with an open plan, so there was no need to dismantle the partitions during the work on the project. As a result of the redevelopment, a separate bedroom and additional space for a dressing room were obtained.

After the redevelopment, the composition of the apartment’s premises began to look like this: corridor, kitchen, living room, bedroom, dressing room, shared bathroom and a balcony.

The living room is conditionally separated from the hallway area using floor coverings of varying color and quality.

The living room is decorated in light neutral colors, which gives a feeling of free space. The room does not look cluttered, despite the fact that there is quite a lot of furniture in it - an impressive size sofa, coffee table and section.

In the bedroom we divided the space into two parts: a sleeping area and a working area. For this purpose, a podium with a bed in the window area and two plasterboard columns were built.

The kitchen is quite small, but we managed to divide it into a cooking area and a dining area using an improvised bar counter.

Exit to the balcony is through the kitchen. The balcony is already glazed, so it didn’t cost us anything to offer the customer to arrange a small corner for friendly get-togethers with comfortable chairs, a table and even a rack for storing all sorts of things.

Since the motto of this project is “Versatility,” it was decided not to use any distinct interior styles. Light walls in all rooms, and as a contrast - doors, baseboards and floor tiles in dark shades. Right to arrange bright accents this apartment was left to future tenants, after all, they should live here!
