These dimensions were taken by me personally in my apartment at the stage of finishing the installation of the house. Regarding the size, it is worth noting that the higher the floor, the larger area apartments as the walls on the upper floors are darker. In my case, the area of ​​the apartment is 0.5 square meters larger than the area specified in the preliminary purchase and sale agreement for the apartment, and this is more pleasant than getting a minus in the area of ​​the apartment located on one of the lower floors.

The area of ​​these apartments is almost the same - who likes which one more. This is a matter of taste and needs, but I liked the layout of the P-44T better. Why?

1. Location of the bathroom.

In P44-T the bathroom is located in the corridor near the hallway, and in 111 between two rooms. In the second option, in the rooms near the bathroom you will always hear the noise of water, doors opening and closing, which will disturb the silence in these rooms.

2. Kitchen.

In P44-t and 111-M, the kitchens have similar areas, but in the first version the kitchen has a bay window. Thanks to the bay window, there will always be light in the kitchen, and the kitchen will have a more beautiful appearance.

3. Corridor.

In the P-44t the corridor is wider and shorter, which will allow the installation of nice closet for out-of-season clothing and other things, and in 111 the corridor is narrow and long, which does not allow its space to be used to advantage.

4. Rooms

What I liked about P-44T is that the rooms are wider, which allows for more efficient use of their space, while in 111-M the rooms are quite narrow, which does not allow furniture to be placed on both sides of the rooms. Also in P-44T all rooms different sizes, thanks to this you will have more “maneuvers” in choosing the purposes of each of the three rooms.

5. Balconies

The P-44T has two fairly spacious balconies, while the 111 has only one. It is worth noting that the cost square meter cold rooms, as a rule, are half lower than residential ones, which means that you pay half as much for balconies and at the same time get more square meters.

6. Ventilatorion boxes

Innovation of domestic construction

The P-44 design series was first implemented in the late 70s. At that time, the house built according to this project was considered original, having no analogues in domestic construction. Indeed, the 10 m2 kitchen seemed huge compared to the standard 6 m2 plus one. A hall appeared in the apartments, which was not the case in Khrushchev’s houses. The smallest hall is available in two-room apartment(50.2 m2), and is 4.8 m2. In a three-room apartment the hall is as much as 13 square meters, and in a one-room apartment it is 6.5 m2.

The P-44 series was built with improved operational features. The builders used three-layer panels with interlocking joints. Characteristic feature apartments was that there were no walk-through rooms. The external walls were constructed from curtain walled three-layer panels. An interesting feature of the three-room apartment was the possibility of its redevelopment, which was not previously provided for. The fact is that the partition between the living room and the corridor is allowed to be demolished; the wall is not load-bearing.

The roof of the house has flat roof, the attic is insulated, so the cold from the roof does not blow into the upper apartments. There is a technical floor above the residential floor.

At the final stage, attention was paid exterior decoration. Gray, nondescript houses are a thing of the past; panels for houses in this series began to be decorated with glazed facade tiles in beige, blue and light green shades. This facade gave the building an elegant and neat appearance.

Among the other advantages of early P-44 houses are the internal concrete walls, in which expanded clay is absent. Thanks to this, it is easy to drill a hole in the wall for household needs. A smoke removal system has been designed in the floor corridors.

The disadvantages include the mediocrity of fastening the panels in some buildings, as well as crooked floors on the balconies. The three-room apartment has a small living room (11 m2). The designers didn't bother to change it standard height ceiling, it still remained 2.64 meters.

Apartment layout P-44

The apartment building P-44 is divided into sections - they are ordinary and corner. Depending on the type of section, there are different apartment layouts. In the corner section there are 4 apartments: two 2-room and two 3-room.

There are also four apartments in the ordinary section. These are two 2-room apartments with different areas: 50.2 m2 – linear and 57.8 m2, popularly called “vest”. The other two apartments are a 3-room apartment of 73.8 m2 and studio apartment at 37.8 m2.

The P-44 house project is a mass series; such houses are found not only in Moscow, but in other cities of Russia and Ukraine. Residential areas were built according to this project in the 90s; at the beginning of 2000, the manufacturer switched to producing new modified series P-44T And P-44K.
