Both documents are from the GKN (state real estate cadastre), the only difference is that the extract contains data about the property, including the coordinates of the object’s points (according to sections KV1-KV6) and data on the termination of the existence of this object, and the passport includes, unique characteristics of the property and other information, depending on the type of property itself. That is, a cadastral extract can be called a detailed version of a cadastral passport.

Why do you need a cadastral extract (extract from the Unified State Register of Real Estate)?

  • To register a capital construction project located on the site;
  • If you need to create boundaries on a land plot or draw up relevant land management documents;
  • If you need to clarify the area of ​​the site and its established boundaries;
  • To check whether the land tax was compiled correctly. In order to obtain accurate information about the cost of the plot;
  • To clarify whether the State Property Committee has information about this property;
  • To check the presence of encumbrances, arrests, pledges, etc.

What used to be included in the cadastral extract?

The extract form is approved by the Ministry of Justice and includes sections KV1-KV6.

  • Cadastral extract KV1 - includes generalized information about the land plot, including cadastral number, location, type of use and ownership rights, category of land, area, cost and other information. If certain data is missing, the document indicates that it is subject to clarification.
  • Cadastral extract KV2 - reflects the site plan and includes drawings and diagrams.
  • Cadastral extract KV3 - contains information about the components of the plot, the rights to it and encumbrances.
  • Cadastral extract KV4 - is issued only if there are separate parts of the site, and is a plan or drawing of the specified parts.
  • Cadastral extract KV5 - reflects the direction angles and lengths of the plot lines, and contains all the data on the real boundaries of the land plot.
  • Cadastral extract KV6 - reflects the turning points of the boundaries of the site, the coordinates of which are indicated in the state system.

Contents of the cadastral extract for a land plot

An extract for a cadastral plot, regardless of the form in which it is drawn up, consists of six mandatory parts:

  1. KV1. Basic information about the land plot under study. This section contains information about the location of the land plot, its area, the area to which a specific plot belongs, the date of entry of information into the State Real Estate Cadastre, the date of their change, the cadastral number of the plot, information about the owner of the plot.
  2. KV2. This part of the cadastral extract is issued only if it has been carried out. It contains a schematic representation of the site (drawing), compiled based on the results of the survey work carried out.
  3. KV3. This part of the cadastral extract contains information about what parts the site has and what parts are installed on these parts (if any).
  4. KV4. This part is the actual plan of the land plot (its drawing) indicating the coordinates of the location of the plot.
  5. KV5. This part of the extract contains a detailed description of the boundaries of the land plot (including indicating the length of the lines of these boundaries, the radii of the corners formed by the lines at the nodal points, etc.).
  6. KV6. This part of the extract contains information about the exact coordinates of the nodal (turning) points of the site.

The last two parts of the extract are requested in expanded form if there is a need to establish in exact form the boundaries of the study area (for example, in the event of an occurrence).

In the event that land surveying has not been carried out, the customer will be given only the first part of the extract - KV1, since the remaining sections are filled out only using survey data entered into the State Real Estate Cadastre.

A cadastral extract for a land plot contains unique information about a specific property, which is transferred to this document from the State Real Estate Cadastre.

The completeness of the information reflected in this document depends on how detailed the study of the site was carried out, establishing its boundaries and area. In the event that such a study has not been carried out, only the KV1 form can be issued, containing basic information about the site.

Land cadastral extract

A land cadastral extract or certificate KV1-KV6 has different names, but, in fact, is the same document, providing information from the State Property Committee (state real estate cadastre) about the land plot. The cadastral extract contains the unique characteristics of the property and consists of the following sections:

KV.1 - general data, which indicates the plot number, address, category of land, area, permitted use and owner.

KV.2 - plan (location of objects, buildings on the territory, communications, gas pipeline and the layout of the site itself).

KV.3 and KV.4 - these sections are drawn up only on the condition that the land plot has been surveyed, it has been registered, and information about the survey is present in the State Real Estate Cadastre. Form KV.3 contains information about the parts of the site, if it is divided internally into several parts, as well as information about the encumbrances and restrictions existing on the site. For example, a restriction on construction is if a high-pressure gas pipeline runs along the border of the site, and accordingly, the construction of objects on the site must be coordinated with the gas service. If the site is located near the airport, then there is a restriction on high-rise construction of buildings and houses above 4 floors. If the restriction is established in favor of other persons (for example, a mortgage using borrowed funds), then this will also be visible from section KV.3 of the statement.

Section KV.5 - has a description of the location of the boundaries of the land plot, indicating directional angles, numbers of adjacent plots, addresses with the names of the copyright holders of neighboring plots.

Section KV.6 - contains a description of the turning points of the land boundary, which are determined by the coordinate system X and Y, the accuracy of the determination (depends on the category of land of the site, the error should not exceed the permissible norm).

The cadastral extract is valid for 5 years. After five years, information about the site loses its relevance. This is due to the fact that once every five years a state assessment of land occurs, and all plots are assigned a new cadastral value. This new data is immediately entered into the real estate cadastre and previous information about the cadastral value of the land plot is considered obsolete.

In addition to the cadastral extract, there is also a passport for the land plot. It is also provided by the State Real Estate Cadastre (GKN) and duplicates the extract with a slight difference. Why there was such confusion is not entirely clear. But, nevertheless, these two documents exist and complement each other.

The validity period of the cadastral extract is 1 year. Cost - 1400 rubles with a production time of a week. An urgent cadastral extract already costs 5,500 rubles, and can be received the next day.

What is the difference between the cadastral extract KV.1-KV.6 and the cadastral passport?

It must be remembered that the cad passport never has coordinates and information about the perimeter of the site. That is, a passport is a castrated cadastral extract. This is confirmed by the fact that even if the passport contains a drawing or diagram, one should not think that the boundaries of the site have been established. This can be accurately determined only by surveying in the cadastral extract, in section KV.5. If you order for yourself (you want to check the borders, see who the neighbors are, etc.), then you order a cadastral extract with all sections, from the first to the sixth. It will list the encumbrances, if any, for example: general right of use, laid underground gas pipeline, ban on the construction of buildings higher than 3 floors (only if there is an airport nearby, etc.) On the other hand, a passport is an official document to provide to various government agencies, and therefore information from the cadastral register is needed only in this form.

Another important point. Don't throw away old requests. Sometimes the plot can be recalculated and the boundaries moved without your participation, and then you will need evidence, you will need to present a previous cadastral extract.

What kind of document is this?

A cadastral extract about a land plot is an extract from the state real estate cadastre containing the requested information about the property. If, in accordance with cadastral information, the real estate object about which information is requested has ceased to exist, then any cadastral extract about such an object, along with the requested information, must contain cadastral information about the termination of the existence of such an object.

What is it for?

Since the beginning of 2017, the cadastral extract has changed its status as the main document describing the characteristics of the land plot. In fact, it has not changed its appearance and purpose. But you won’t be able to order it as an independent document from a branch of Rosreestr or the MFC. At the moment it has almost completely been replaced. The difference between them is that the extract from the Unified State Register contains not only data about the land plot, but also data about the rights to it and encumbrances. That is, it incorporated two previously existing documents - a cadastral extract and an extract from the Unified State Register. Therefore, now the cadastral extract can only be useful for carrying out work on. And then, if there is page B6, where the coordinates of boundary markers of the land plot are indicated.

Where and in what form can I get it?

The extract can now be obtained in paper form and only at MFC branches. Regional branches of Rosreestr “disowned” this work and moved on to more important matters.

Currently, a cadastral extract is issued only after submitting an application to register a land plot for cadastral registration without registering rights. Naturally, before this you need to go through the procedure. If a boundary plan is submitted to the MFC along with registration of rights, an extract from the Unified State Register is issued.
